Summary
Fujairah Free Zone (FFZA) company formation lets foreign investors own 100% of an FZE, FZC or branch next to Fujairah Port, the UAE’s main east coast port. Trading, general trading, service, industrial and warehousing licences are available. A basic setup is commonly quoted from about AED 21,500, a flexi desk with one visa from AED 18,000 a year, and licences can be issued within days.
What Is Fujairah Free Zone Authority (FFZA)?
The Fujairah Free Zone Authority runs the Fujairah Free Zone, established in 1987 and one of the oldest free zones in the UAE. It sits beside Fujairah Port on the Gulf of Oman, outside the Strait of Hormuz, with Fujairah International Airport a short drive away.
That location is the reason most clients choose it. Ships reach Fujairah without passing through the Strait, which makes the zone a natural base for shipping, oil and gas services, bunkering, trading and warehousing.
One point causes confusion. FFZA is a different free zone from Fujairah Creative City, which focuses on media, consultancy and low cost service licences. IFZA, which started in Fujairah, now operates from Dubai; see our guide to company formation in IFZA if that is what you are comparing.
Why Choose Fujairah Free Zone Company Setup?
- 100% foreign ownership with no local partner
- Port and airport access on the east coast, outside the Strait of Hormuz
- Warehouses and open land close to the port, priced per square metre
- Customs advantages on goods stored and re-exported from the zone
- VAT designated zone status for qualifying movements of goods
- Fast licence issue once terms are agreed and fees are paid
- Lower operating costs than many Dubai free zones for warehouse heavy businesses
Types of Fujairah Free Zone Licences
| Licence | Who it suits | Typical activities |
|---|---|---|
| Trading licence | Traders of specific product groups | Import, export, re-export, storage |
| General trading licence | Traders of many unrelated products | Multi-category trading |
| Service licence | Consultants and service providers | Shipping services, consultancy, IT |
| Industrial licence | Manufacturers and processors | Assembly, packaging, light manufacturing |
| Warehousing and logistics | Storage and distribution businesses | Warehousing, freight, logistics |
| Oil and gas services | Energy and marine companies | Bunkering support, oilfield services |
E-commerce activities can usually be added under a trading licence. If you are weighing storage options elsewhere, compare our guide to a warehouse license in Dubai.
Company Types in FFZA
- FZE (Free Zone Establishment): one shareholder, individual or corporate
- FZC or FZCO (Free Zone Company): two or more shareholders
- Branch: of a UAE or foreign parent company, carrying the parent’s name
FFZA vs Fujairah Creative City vs Dubai Free Zones vs Mainland
| Factor | FFZA | Fujairah Creative City | JAFZA (Dubai) | Fujairah mainland |
|---|---|---|---|---|
| Best for | Trading, shipping, warehousing, industrial | Media, consulting, low cost services | Large logistics and trading | Selling directly in the UAE |
| Port access | Next to Fujairah Port | No | Next to Jebel Ali Port | Depends on location |
| Entry cost | Basic setup from about AED 21,500 | Packages from AED 3,999 | Usually higher | Varies by activity |
| Warehouses | Yes, near the port | No | Yes | Leased separately |
| Trade with UAE mainland | Through a distributor or permit | Through a distributor or permit | Through a distributor or permit | Direct |
If your business is mostly consulting or media, Fujairah Creative City is usually cheaper. For trading, logistics or anything needing a warehouse, FFZA is the stronger choice. Dubai investors often compare it with JAFZA company formation and RAKEZ. For the full cost picture across Fujairah options, see our Fujairah trade license cost guide.

Fujairah Free Zone Company Setup Cost
FFZA quotes licence fees per activity rather than publishing fixed packages, so treat the figures below as approximate market estimates and confirm with a quotation.
| Cost item | Approximate cost (AED) |
|---|---|
| Basic setup with virtual office, no visa | From about 21,500 |
| Flexi desk per year (one investor visa eligibility) | From 18,000 |
| Refundable deposit, where applicable | About 5,000 |
| Residence visa per person | About 3,500 to 6,000 |
| Medical, Emirates ID and insurance per person | About 1,000 to 2,500 |
| Warehouse per sq m per year | From about 230 |
| Year one total for a small service company with one visa | About 25,000 to 30,000+ |
Trading, warehousing and industrial setups cost more because of space. Renewal fees are usually lower than year one, since some registration costs are one time.

Corporate Tax, VAT and Customs in FFZA
FFZA companies are not automatically tax free:
- Corporate tax: 0% on taxable income up to AED 375,000 and 9% above it. A Qualifying Free Zone Person can pay 0% on qualifying income, such as trading goods with other free zone companies or abroad, if it keeps substance and meets the conditions. Our corporate tax service can assess this, and the Federal Tax Authority handles registration.
- VAT: 5%, with registration mandatory above AED 375,000 of taxable supplies. Fujairah Free Zone is listed among the VAT designated zones, which can take certain movements of goods outside the scope of VAT. Services remain taxable. Our VAT consultants can confirm how this applies to you.
- Customs: goods stored in the zone are duty free until they enter the UAE mainland, where 5% duty usually applies.
Common Mistakes to Avoid
- Confusing FFZA with Fujairah Creative City and applying to the wrong authority
- Taking a flexi desk when you will need more visas within a year
- Assuming free zone means no corporate tax
- Planning to sell straight to mainland customers without a distributor or permit
- Skipping attestation of corporate shareholder documents
- Choosing activities that do not match what your bank will see in transactions
Expert Tip from Adil Ahmad
From the Fujairah files we handle, the clients who benefit most are traders and shipping companies that actually use the port. If your business is pure consulting with no goods, you will usually pay less in Fujairah Creative City or a Dubai service free zone. Match the zone to how your goods move, not just to the cheapest licence.
