Summary
Dubai South and DAFZA are both airport free zones, but they serve different airports and growth stories. DAFZA sits beside Dubai International (DXB), today’s busy passenger and cargo hub, and suits time-sensitive trade and aviation services. Dubai South surrounds Al Maktoum International (DWC), planned to become Dubai’s main airport, with a bonded corridor to Jebel Ali Port for e-commerce and logistics.
Logistics and aviation founders often ask me a simple question: “Which airport free zone should I choose in Dubai?” The honest answer starts with another question: which airport does your business need, today and in ten years?
DAFZA (Dubai Airport Freezone, also branded DAFZ) is built around Dubai International Airport. Dubai South is built around Al Maktoum International Airport at Dubai World Central. Both offer 100% foreign ownership and modern facilities, yet they suit very different operating models. This Dubai South vs DAFZA guide compares them for logistics, e-commerce and aviation businesses, using official sources.
Dubai South vs DAFZA: The Airport Difference
The single biggest difference is the airport next door.
| Factor | Dubai South | DAFZA (DAFZ) |
|---|---|---|
| Airport | Al Maktoum International (DWC) | Dubai International (DXB) |
| Airport status | Operating today and set for major expansion | Dubai’s main passenger and cargo hub today |
| Sea link | Bonded logistics corridor to Jebel Ali Port | Not port-linked |
| Space | Logistics District units, warehouses, offices, land | Offices, warehouses, light industrial units, retail |
| Scale | Master-planned city around DWC | 3,400+ businesses in 20+ sectors |
| Established | Growing master-planned city | 1996 |
| Best for | E-commerce fulfilment, freight forwarding, long-term logistics growth | Time-sensitive trade, aviation services, regional offices near the city |
Simple rule: if your business depends on DXB flights now, DAFZA keeps you closest. If you want space, a port link and room to grow with Dubai’s future main airport, Dubai South is built for that.
Dubai South (DWC): Al Maktoum Airport, E-Commerce and Logistics
Dubai South is a master-planned city covering aviation, logistics, free zone business, commercial property and housing, centred on Al Maktoum International Airport.
The airport story. In April 2024, the Dubai Government approved designs for a new passenger terminal at Al Maktoum International, costing AED 128 billion. According to the Dubai Media Office, the airport will reach a capacity of 260 million passengers and 12 million tonnes of cargo a year, will be five times the size of DXB, and will eventually take over all DXB operations. The first phase is planned within 10 years, with capacity for 150 million passengers.
Why logistics firms choose Dubai South:
- A Logistics District with a freight forwarding zone and direct road access
- A bonded logistics corridor to Jebel Ali Port, enabling sea-air cargo flows, according to Dubai South
- New multiuser logistics units of about 2,152 and 3,767 sq ft, aimed at SMEs, e-commerce firms and traders
- An SME ecosystem with banking partners and DHL Express and FedEx shipping support, plus a trade licence issuable within one business day, per Dubai South

DAFZA (DXB): Dubai International Airport, Aviation and Cargo
Dubai Airport Freezone was established in 1996 and sits right next to Dubai International Airport. According to DAFZ, it hosts more than 3,400 businesses and over 20,000 professionals across 20+ sectors, and it is a member of the Dubai Integrated Economic Zones Authority.
Why companies choose DAFZA:
- Direct proximity to DXB, which handled 46 million passengers and just over 1 million tonnes of cargo in the first half of 2025, with 92+ international airlines flying to 269+ destinations, according to Dubai Airports
- Office, warehouse, light industrial and retail space close to central Dubai
- In my experience, a good fit for regional offices, high-value and time-sensitive goods and aviation-related services
- Emirates SkyCargo’s SkyCentral hub operates at both DXB and DWC, according to Emirates SkyCargo
Consultant’s note: DAFZA’s advantage is about today’s flight network and city access. Plan for how the eventual move of operations to DWC could affect your business over a long lease.
Cost: Dubai South vs DAFZA License and Space Fees
For logistics businesses, rent and fit-out usually cost far more than the licence. Still, here is what is published.
Dubai South. The Dubai South Business Hub cost guide lists packages starting from AED 12,500 (licence only, 1 activity, no visa), rising to about AED 16,500 for a package with 1 visa and a flexi desk, and higher tiers with more activities and visas. Dubai South also offers an online business setup cost calculator. Warehouse and Logistics District units are priced separately by size and location.
DAFZA. DAFZ does not publish a full price list on its website. Fees depend on your licence type, activities and facility, and DAFZ provides quotes through its sales team. Request a full facility quote, including service charges, before committing.
Cost checklist for both zones:
- Licence and registration fees, plus annual renewal
- Office, warehouse or land lease, plus service charges
- Fit-out, racking and cold-chain equipment if needed
- Visas, Emirates ID, medicals and health insurance
- Customs, bonded storage and handling charges
Corporate tax. Both zones fall under UAE corporate tax. Qualifying income may be taxed at 0% only if your company meets the Qualifying Free Zone Person conditions in the Federal Tax Authority guide. Other taxable income is taxed at 9%. Logistics and distribution activities can qualify, so plan your structure carefully.
Which Business Types Suit Each Zone?
Dubai South suits:
- E-commerce brands needing fulfilment space and fast shipping
- Freight forwarders and sea-air cargo operators using the Jebel Ali bonded corridor
- SMEs and traders that want small, flexible logistics units
- Companies planning long-term growth around Dubai’s future main airport
- Aviation businesses linked to DWC, such as those in the MBR Aerospace Hub
DAFZA suits:
- Companies whose cargo or staff depend on DXB flights today
- Regional offices that want a free zone address close to central Dubai
- Businesses moving high-value, time-sensitive goods by air
- Aviation service providers that need to be near current airline operations
If your business is port-heavy rather than air-heavy, also compare JAFZA, which sits beside Jebel Ali Port. Our warehouse license in Dubai guide explains the storage side.
The Decision: Aviation vs E-Commerce Logistics
Ask yourself these three questions:
- Do I need DXB flights every day right now? If yes, DAFZA keeps you closest.
- Do I need sea and air together? Dubai South’s bonded corridor to Jebel Ali Port makes sea-air flows easier.
- Am I planning for the next 10 years? Dubai South grows with Al Maktoum International, which is planned to take over DXB operations.
My rule of thumb: operational now and air-dependent points to DAFZA. Future scale, space and e-commerce logistics point to Dubai South.
